St. Clare Catholic School - Full Time Site Maintenance Foreman

Essential Duties and Responsibilities:
- Assess all preventative maintenance needed for all the parish and school buildings (church/hall, admin/classrooms, maintenance workshop, 2 portable classrooms, fine arts building, P.E. building)
- Apply critical thinking and projection to ascertain how to best solve maintenance challenges/opportunities while ensuring compliance with Diocesan guidelines following with consultation with Principal and Pastor to ensure proper fiscal responsibility
- Ensure all maintenance is completed in the most efficient, high-quality, and cost-effective manner possible
- Make repairs/preventative maintenance on items when skill set allows
- Maintain buildings and equipment to provide effective operations
- Maintain a maintenance spreadsheet on all property/equipment of physical plant to insure routine (monthly/quarterly/annual) inspection/maintenance of all relevant elements of physical plant
- Maintain an open file of emergency systems, i.e. plumbing, electrical, fire, sewage, etc.
- Establishes and monitors preventative maintenance programs for all property
- Accompany all inspectors/workers while on the campus
- Coordinate with Principal and Pastor to ensure projects are completed in a timely manner with minor disruption to all the church and school activities.
- Routinely inspect/clean all ACs and change/clean filters, overflow trays, etc.
- Coordinate scheduled monthly, semiannual, or annual maintenance duties i.e. floor waxing, window washing, carpet cleaning, campus security, painting, Life Safety Management etc. in accordance with the parish and school maintenance schedule
- Inspect/Catalogue all maintenance supplies, tools and verify the condition of supplies, especially chemical. Make sure all chemicals are housed and labeled properly
- Supervise cleaning of all campus buildings. Occasionally back-up cleaning the premises. Assist with set-up/clean-up of building for parish and school events, including Christmas/Easter.
- Get all the buildings secure and prepared for the Hurricanes
- Be on-call for emergencies 24/7 (or designate appropriate individual)
- Be the contact with the alarm company to respond to alarms (false alarms or otherwise)
- Attend seminars/webinars as requested by the Office Manager or the Diocese of Palm Beach for compliance
- Be a team player who can accept supervision, interact positively with all church and school personnel, volunteers, and parishioners
- Obtain bids for repairs and maintenance on buildings, bring to Pastor or Principal for approval and coordinate with contractors on the completion of the work
- Manage and file all annual, semi-annual and quarterly building inspections. (Fire, elevator, alarms, etc.)
- Control and maintain the AC Controls, Audio/video equipment (church and hall), manage security cameras, irrigation system, and door locks.
- Assist in planning, coordinating and fulfillment of construction and building processes.
- Assist with school drop-off and pickup procedures, including securing gates and doors
Qualifications:
- High School diploma or GED equivalent
- 1-3 years experience in related field
- An understanding of mechanical, electrical, plumbing, structural, and architectural systems with the ability to quickly analyze and repair or enlist the help of qualified professionals
- Adherence to all common safety standards, a knowledge of and adherence to the diocese guidelines
- Ability to work nights and weekends as-needed and be on-call for emergencies or large events
- Basic knowledge of skilled trade activities in carpentry, masonry, painting, plumbing, electrical and mechanical work
- Successful work experience in minor repair work in electrical, mechanical, carpentry, painting
- Basic mechanical aptitude for operation and repair of facilities equipment.
- Ability to provide own transportation for job-related responsibilities
- Ability to occasionally work at irregular hours and/or on weekend/holidays
- Proficiency in word processing, spreadsheets, email
- Excellent and professional telephone manners, interpersonal skills, and confidentiality.
- Ability to work effectively with Diocesan employees, departments heads, representatives of other agencies and the public. Ability to work as a team.
- Must be self-motivated, work independently, multi-task, perform outlined tasks with minimum supervision and make responsible judgement calls
- Ability to respect confidentiality and consistently exercise discretion and good business judgment
- Must possess a valid Florida driver's license.
Physical Requirements:
- Frequent light lifting and carrying of under 15 pounds
- Frequent moderate carrying and lifting of 15 – 50 pounds
- Frequent use of both hands and fingers
- Frequent periods of standing, kneeling, reaching, bending and climbing
- Frequent ability of minimal hearing (i.e. loud noises, sirens) and routine hearing (i.e. listening to others in conversation)
- Frequent climbing of ladders
- Frequent working with cleaning chemicals and fumes, strong odors
- Frequent time spent working closely with others
